Marketing your home
When you list your home with me, I put together an extensive marketing campaign. Together with you, I put together a marketing plan to help market and sell your home, as quickly as possible, with the highest return to you.
STEP ONE
Conduct a walk through inspection of your home, with you..
– Make notes of all items that need repair or improvement.
Our checklist might include:
– Fresh, clean paint throughout.
– Clean windows and window coverings throughout.
– Well-manicured lawn and yard.
– Plumbing and all appliances in working order.
– A well-organized, clean garage.
– All sealants (window, tub, shower, sink, etc.) in good condition.
– Roof and gutters in good condition; no repair needed.
STEP TWO
Recommend that you make all necessary repairs and improvements before we begin to market and advertise your property.
STEP THREE
Research information regarding the prices and terms of sales in today’s real estate market. Investigate recent sale prices for property similar to yours in your immediate area.Then work with you to establish a realistic price for your property based on that information. It is crucial that the home is “right priced” to ensure a quick sale.
STEP FOUR
Prepare a comprehensive marketing plan for your home.
STEP FIVE
Determine which newspapers and homes magazines, etc., will best advertise your property. Take digital photographs for newspaper and website ads and feature brochure.
STEP SIX
Prepare a professional feature brochure for your home. This brochure is unique and features full colour and will outline the features and corresponding benefits of your home to prospective buyers.
STEP SEVEN
Prepare a website feature tour of your home. Create a Feature Listing for your home on my websites www.BoKnowsHomes.ca, www.BoKnowsHomes.com andwww.BoSkapski.com, www.Kelowna-Real-Estate-BC.com, www.Okanagan-Real-Estate.info, www.KelownAgent.com, The Central Okanagan`s Best Website for condominiums, townhouses and strata properties, www.CondoKelowna.com as well as listings on Century21 Canada website, our MLS® website, and listings on sites such as www.Kijiji.ca and www.castanet.net.
We also create a beautiful full screen virtual tour at www.InTheHouse.com
You also get your own website with the URL of your home address.
STEP EIGHT
Arrange a 3D Virtual Pictur Tour for your home. This will give your home a 24 hours a day, 7 days a week Open House through www.mls.ca, www.homestore.ca, www.BoKnowsHomes.com, www.OkanaganLifestyles.com and www.3DVisit.com websites. In addition to four virtual tours, your home will also be featured with at least 15 still shots.
STEP NINE
List your home with the MLS® system and ensure that there is a listing on mls.ca website.
STEP TEN
Prepare a professional, attention getting, ad that will attract buyers for your property. Place ad in local Real Estate sections of newspapers.
STEP ELEVEN
Prepare an attention getting television ad that will attract buyers for your property. Place ad in Real Estate Teleguide.
STEP TWELVE
Prepare a plan to reach those out-of-town buyers who account for a major portion of today’s home purchasers. This will include website advertising, ads in targeted out-of-town newspapers and e-mails and mailings to my out of town REALTOR® network and clients.
STEP THIRTEEN
Advertise your property to all REALTORS® in the local real estate board, through mailing and e-mailing flyers on your home, so they can inform their buyers about your home.
STEP FOURTEEN
Install an eye-catching and weatherproof yard sign in the front of your property, so that passers-by can see that your property is available for sale.
STEP FIFTEEN
Arrange REALTORS® open houses for both the MLS® open house tour and Prudential open house tour. This will further acquaint other REALTORS® with your property, so they can inform their prospective buyers and show your home.
STEP SIXTEEN
Schedule customers’ open houses for your home. Advertise open house in local newspaper Real Estate sections. Send postcard mailer to your neighbourhood, in advance of open house.
STEP SEVENTEEN
Install special “open house” signs and install them in paths that lead from main roads or thoroughfares, through the neighbourhood, and to the property, on open house days.Prepare special open house brochures and get names, addresses, telephone numbers and e-mail addresses of all prospective buyers. Recommend that you make your property more inviting by placing freshly cut flowers in several rooms. You might burn scented candles in the living room, kitchen and baths. The aroma of freshly baked bread or cookies also adds to the ambiance of your property.
STEP EIGHTEEN

STEP NINETEEN
Coordinate all showings of your property by other REALTORS®. Follow-up on showings and provide you feedback.

Ensure that all prospective buyers are qualified. Find out about their requirements and time frames for purchasing and moving. Determine whether they have to sell their homes, how long their home has been on the market, and whether it is realistically priced.
STEP -ONE
Negotiate with the buyers and buyers’ agent to ensure that you get the best possible price for your property and that an enforceable contract is drawn up. Negotiate with the buyers all final terms of sale including price, financing, inspections, date of closing, date of possession and other pertinent considerations.
STEP TWENTY-TWO
Provide all forms necessary for the legal sale of real property to the buyer, such as: Property Disclosure Statement, Title Search, Hoeowner`s Warranty Documents and other pertinent documents.
STEP TWENTY-THREE
Follow up Agreement for Purchase and Sale to ensure that all subjects are removed in a timely manner and that all requested information is provided and buyer performs all obligations, such as obtaining financing, arranging a home inspection, etc. After removal of subjects, ensure that seller fulfils all obligations, such as obtaining legal advice.
STEP TWENTY-FOUR
Plan a final walk through with the buyer(s) before the settlement process is complete in order to resolve any dispute. Have a witness present.
STEP TWENTY-FIVE
While marketing your current property, locate and negotiate to purchase your next home. Attempt to schedule both transactions so that they close simultaneously. In this way, you and the buyer are able to move at the same time.
STEP TWENTY-SIX
After sales follow-up to ensure that you find your new home, neighbourhood, etc., satisfactory. My commitment doesn’t end with the sale. I will continue to be available for any assistance you require, with regard to real estate issues, at any time in the future.
